Three Peaks RV Resort Policies and Rules – 4/24/24
PRE-PAYMENT AND CANCELLATION POLICY
YOU MUST BE 21 YEARS OF AGE OR OLDER to make a reservation or use the facilities of Three Peaks RV Resort unless accompanied by an adult.
PLEASE DO NOT BOOK A SITE UNTIL YOU ARE NO LONGER CONCERNED ABOUT WEATHER.
To reserve an RV site, a 50% pre-payment is required with your reservation. You can request a change to your reservation dates or ask for a full refund of this initial 50% deposit (less a $25.00 cancellation fee) up to and including 7 days prior to your scheduled arrival date. After this 7 day cut-off point, we will charge your credit card for the remaining 50% or balance owed on the reservation and no further changes, refunds, or credits will be given. There are no refunds given due to inclement weather or health-related conditions after the cancellation window or once you have checked in, as we will have missed the opportunity to re-rent your site.
DIRECTIONS:
142 Hinson Thomas Road, Spruce Pine, is accessible from Hwy 19 East, just west of Spruce Pine, NC. Please use MAPS on your smartphone for specific directions to our resort. From I-40, take Hwy 221 north to Three-Mile-Road to Hwy 19E south. From I-26 north of Asheville, take Hwy 19E east.
CHECK- IN TIMES for all sites is from 1:00 PM to 9:00 PM. To avoid meeting RV’s/Campers that are departing, inbound RV’S/CAMPERS MAY NOT ARRIVE EARLY . Thank you for your cooperation.
CHECK- OUT TIME is 11:00 AM.
CAMPGROUND RULES
1 – QUIET TIME begins at 10:00 PM and ends at 8:00 AM and is strictly enforced. Noise should not extend beyond your site. Guests that do not comply may be asked to leave immediately, with no refund given.
2 – NO FIREWORKS, DRUGS, or INTOXICATION at any time or anywhere on Three Peaks property. To preserve Three Peaks’ family atmosphere, we reserve the right to ask any disruptive guests to leave the property at any time with no refund given. Use of alcohol in moderation is allowed.
3 – DO NOT HARM OUR FOREST OR VEGETATION: No trees or shrubs shall be cut, removed, pruned, or injured in any manner. Firewood can be purchased from the Three Peaks store.
4 – NO PETS in POOLS, BATHHOUSES or STORE: Pets must be included in your paid reservation for your site. They must always be kept on a leash and under control. We do not allow loud, hostile, or aggressive pets. In the event of pet noise originating from your site or RV while you are away, we will contact you to address the issue immediately. If your pet’s behavior continues to disturb fellow campers, we will, reluctantly, ask you to leave. Please clean up all of your pets waste.
5 – WE ARE SMOKE-FREE – All Campground buildings are smoke-free. Renter agrees to pay a fine (charged to your credit card on file) of $100 per day should evidence of your smoke / odor be found in a campground building.
6 – DISPOSAL of GARBAGE: You have two options for disposal of your trash – at any time you may take your bagged garbage to one of our dumpsters located at the entrance to area A (across from the Pool area) or on the hill to the B/C/D areas. You may also leave your bagged trash at the entry of your RV site no later than 8:00 pm each evening for pickup by our maintenance team.
7 – THREE PEAKS RV RESORT IS NOT RESPONSIBLE FOR THEFT OF OR VANDALISM TO YOUR PROPERTY.
8 – YOU AGREE TO PAY FOR DAMAGE OR THEFT CAUSED BY YOU OR YOUR PARTY OR GUEST MEMBERS: Your credit card used for renting the premises shall be charged for all damages or theft.
9 – YOU INDEMNIFY AND HOLD HARMLESS THREE PEAKS RV RESORT (a DBA of Bear Den Mountain Resort, Inc.) from any and all claims or liability and assume all responsibility for and risk of any illness, accident, injury, loss or damage sustained by You or Your party members or guest’s in or about the premises, to persons or property, during your stay at Three Peaks. Renter and every person in his / her party (including children) assume the risks above involved in the use of the Bath Houses, Pools, equipment or vehicle rentals, golf carts, playgrounds, ponds and streams, land or trails, or any other use of the Three Peaks facilities or amenities. Parents are solely responsible for the actions and safety of their children.
10 – No RC Cars, RC Boats, ATV’s, Mini-Bikes, UTV’s or other off-road vehicles are allowed, with the exception of your privately owned Golf Cart (1 per site max). Golf Carts are only permitted on approved roads and trails, and only after you have registered your golf cart and signed our rules and disclosures statement.
**GOLF CART POLICIES/RULES. PLEASE READ THOROUGHLY.
You will be required to sign and agree to our rules and accept complete liability for rental of our golf carts or use of your own golf cart on our property.
1. Drivers must be at least 25 years old to drive/operate a golf cart on Three Peaks property, and must possess a VALID driver’s license and valid automobile Insurance whether the golf cart is owned by Three Peaks or by a Private Party.
2. Golf carts can be driven between 8:00 AM and Sunset. After sunset, golf carts can only be used for bathroom trips and emergencies provided the headlights are on and the cart is used on the main roadways only (No Trails After Dark).
3. Golf carts must be driven cautiously and only on roadways and trails identified for golf carts. Golf carts are not allowed to be driven on campsites or on any walking paths. Golf carts must be used on Three Peaks Property ONLY!!!
4. A MAXIMUM of 4 (four) people can be on a golf cart at any given time.
5. Golf cart rentals must be returned by 10:00 AM on the end date of the reservation.
6. Any accident which damages any property, trees, bushes, vehicles, etc., no matter the severity, must be reported to the office or after hour’s emergency text line at once.
7. No rough housing, speeding, recklessness, or other inappropriate behavior.
8. Three Peaks RV Resort reserves the right to enforce these rules and revoke the privilege of renting our golf cart or using a privately-owned golf cart on Three Peaks property during your visit. In such case, No refund will be given.
